Community development includes the initial stages of assisting our clients in site selection and evaluation for residential development. We provide the due diligence services for our clients as needed and offer advice and resources to allow a comprehensive evaluation. We provide services to develop a concept plan, assist in zoning, and coordinate with the various governmental agencies involved in the approval of a project. Our landscape architecture expertise allows the concept plan to have a creative, more environmental friendly theme to better utilize the available resources.

Our projects range from a few acres for individual property owners to the development of hundreds of acres of land into a large neighborhood subdivision. In some projects, we may utilize a mix of residential and commercial while also providing recreational services such as walking trails, clubhouse facilities, or recreational fields.

Our services in the initial phase usually include traffic analysis, utility availability, drainage evaluation and layout design. Cannon & Cannon, Inc.’s experience and familiarity with the zoning, ordinances, and other governmental regulations that may affect development is a critical component to our valued clients. After the site selection and concept plan is determined, Cannon & Cannon, Inc. provides survey services and construction plan design for the complete site. In many cases, we provide assistance with the bid process and construction management.
